Credentials. Terrence Bilodeau is a Texas Certified Residential Real Estate Appraiser, TALCB License No. #1360232. Appraisal services are limited to one-to-four unit residential properties and to vacant or unimproved land whose highest and best use is one-to-four family residential, consistent with 22 TAC §153.8. Subdivision and non-residential (commercial) assignments are outside the scope of this credential.
Independence and fees. All assignments are performed with impartiality, objectivity, and independence in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP). Fees are fixed per assignment, quoted in advance, and are never contingent on the value reported, on a predetermined or stipulated result, on the direction of value, or on the occurrence of any subsequent event — including loan approval, tax reduction, mortgage insurance cancellation, or a sale.
No guarantee of value. No representation is made as to what any property will appraise for. An opinion of value is developed only after acceptance of an assignment, definition of the appraisal problem, and analysis of market data.
Not legal, tax, or accounting advice. Appraisal reports are prepared for the client and intended users identified in the report, for the stated intended use only. An appraisal is not a home inspection and is not a substitute for advice from your attorney, CPA, or tax advisor.
Confidentiality. The appraiser–client relationship and all assignment results are confidential and are disclosed only as permitted by the USPAP Ethics Rule and applicable law.
Separate businesses. Terrence Bilodeau also holds a Texas real estate license. That brokerage practice is a separate business and is not offered through Clearfork Appraisals. No market analysis prepared in a brokerage capacity is an appraisal or an opinion of value. See Disclosures.
