Appraisal credentials

Terrence Bilodeau is a Texas Certified Residential Real Estate Appraiser, TALCB License No. #1360232, expiring 9/30/2027. Current license status can be verified on the Texas Appraiser Licensing and Certification Board roster at talcb.texas.gov.

Scope of practice

Appraisal services are limited to one-to-four unit residential properties and to vacant or unimproved land whose highest and best use is one-to-four family residential, consistent with 22 TAC §153.8. This credential permits residential assignments without regard to transaction value or complexity.

Subdivision analysis, five-or-more unit apartment properties, and non-residential (commercial) assignments are outside the scope of this credential. Requests of that kind are referred to a Certified General appraiser rather than accepted.

Independence and fees

All assignments are performed with impartiality, objectivity, and independence in compliance with the Uniform Standards of Professional Appraisal Practice. Fees are quoted in advance in writing and are never contingent on the value reported, on a predetermined or stipulated result, on the direction of value, or on the occurrence of any subsequent event — including loan approval, tax reduction, mortgage insurance cancellation, or the closing of a sale.

No assignment is accepted that requires reporting a predetermined opinion or conclusion, and no party's cause or interest is advocated in any assignment.

No guarantee of value or outcome

No representation is made as to what any property will appraise for. An opinion of value is developed only after acceptance of an assignment, definition of the appraisal problem, and analysis of market data. No representation is made that any lender, court, appraisal review board, or government agency will accept a given report or reach a given result.

Confidentiality

The appraiser–client relationship and all assignment results are confidential under the USPAP Ethics Rule and are disclosed only to the client, to parties the client authorizes, to state enforcement agencies, to third parties as authorized by due process of law, and to a duly authorized professional peer review committee.

Testimonials published on this site appear with the client's written permission and describe service experience only — never a value, an outcome, or an identifiable property.

Not legal, tax, or accounting advice

Appraisal reports are prepared for the client and intended users identified in the report, for the stated intended use only. An appraisal is not a home inspection and is not a substitute for advice from your attorney, CPA, or tax advisor.

Real estate license and separate businesses

Terrence Bilodeau also holds a Texas real estate license, License No. 0686157. That real estate brokerage practice is a separate business. It is not offered through Clearfork Appraisals, and Clearfork Appraisals does not provide real estate brokerage services.

The two practices are kept separate by design. No property is appraised in which the appraiser holds a present or prospective interest. Any brokerage service performed on a subject property within the three years prior to accepting an assignment is disclosed in the report. No appraisal assignment is accepted that is contingent on obtaining a listing, on a sale closing, or on any other subsequent event.

A comparative market analysis or broker price opinion prepared in a brokerage capacity is not an appraisal and is not an opinion of value.

Privacy

What this site collects. The fee quote form on this site collects the information you type into it: the property type and intended use, the property address, your name, your role, your email address, your phone number if you provide one, and anything you write in the notes field. Nothing is collected from you anywhere else on the site, and the site does not use advertising trackers or sell data to anyone.

How it reaches me. Form submissions are delivered to me by Formspree, a third-party form service, which processes and stores the submission in order to deliver it. Their handling of that data is governed by their own privacy policy at formspree.io/legal/privacy-policy. I receive the submission by email.

What I use it for. To respond to your request with a fee quote and a delivery date, and to carry out the assignment if you engage me. Checking the contact box permits me to reply by phone, text, or email about that request. The separate marketing box is optional, is not required to get a quote, and if you leave it unchecked I will not send you market notes or anything else beyond what your request needs.

Confidentiality of assignment information. Once you engage me, assignment results and confidential information are governed by the Confidentiality section of the USPAP Ethics Rule, described above, which is stricter than this policy.

Retention and deletion. I keep quote requests and workfiles as long as my recordkeeping obligations require — USPAP requires an appraiser to retain a workfile for at least five years after preparation, or two years after final disposition of any judicial proceeding in which I testified, whichever is longer. Cookies. This site sets no cookies of its own and runs no analytics or advertising scripts. It loads a web font from Google Fonts, which means your browser makes a request to Google's servers to fetch it.

Complaints
